About South of Seoul “Best of” Lists
At South of Seoul, we’re committed to creating localized, actionable information that blends real trend data from the community with searchable, verified online reputation data that future residents actually use when researching services. This guide intends to create an up-to-date view of the best realtors serving USFK & expat communities in Pyeongtaek, Humphreys, and Osan. (Jump to the end of this blog post to learn more about how the list was compiled.)
What Makes a Great Military Realtor in Korea
Realtors who consistently earn referrals from military families typically:
- Speak English or provide interpretation support
- Know Korean leasing norms and contracts
- Experienced with SOFA status requirements
- Are responsive and organized during relocation
- Have strong local reviews and community trust
Not All Realty Offices Serving U.S. Military Serve the Same Clients
Many, including our team when we started, don’t realize that U.S Military bases have a variety of different types of employment status, such as but not limited to:
- Active-Duty Military Personnel (USFK)
- UN employees
- Department of Defense (DoD) Civilians
- Contractors and Invited Contractors (IC)
Each of these groups requires different support needs, and some realtors may serve one population more than another. For example, they may focus on DoD civilians rather than active military.
Pro Tip: When you choose a realtor, consider getting recommendations from others who live in Korea with a similar status. This means DoD employees should get recommendations from other DoD employees, etc. This is because a great realtor for Active-Duty Military Personnel may not be the perfect one for DoD employees.
About Our Selection Process for U.S. Military Focused Realtors in Pyeongtaek
Google review data in Korea often feels fragmented and skewed toward realtors who pay the most for ads. This means Google does make space for smaller, community-trusted offices. Therefore, we decided to balance the list by also conducting localized voting in Pyeongtaek Living and Pyeongtaek Food & Fun to see what real people use and recommend. We then combined such results with Google/web presence and searchable credibility when building this ranking.
How We Ranked Them
Instead of using raw vote totals, we considered a two-step approach:
- Relative community support from local polls and discussions. 60%
- Search visibility and reputational clues (Google results, business registrations, service pages) 40%
This hybrid ranking helps bridge the gap between what Google data tells us and what your neighbors are actually using.
What We Didn’t Consider
Both Camp Humphreys and Osan Air Base have a recommended realtor’s list. We did not include this as part of our selection process for the following reasons: 1) This list is not generally available to the public, so we do not have access to the list, 2) the housing list generally applies to Active-Duty Military Personnel (USFK) only and not the full population, and 3) the military manages this list based on vibes with no transparency.
How to Use this Best of List
You should ALWAYS use a “Best of” list like this blog post in conjunction with other current information. A “Best of” list is compiled at a point in time, and businesses may change when staff changes. That’s why we recommend you do the following:
In the U.S. Military: Although we don’t use the military housing office lists in our rubric, you should. It’s relevant to you and your support system. Compare the list with this “Best of” list and also the recommendations.
Working for the U.S. Military: For employees of the US military or businesses serving the US Military, talk to other people living in Korea holding the same status as you (ie, Contractor, DOD employee, etc.)
Best Realtors for Military, Humphreys & Osan
1. 1-Shot Realty
Strong community support and recurring recommendations. Often mentioned by families who had smooth move-ins and good agent communication.
1SHOT Realty team’s phenomenal! Kevin Han personally handled our comfort and concerns from beginning to end, and is truly the best realtor I’ve had the pleasure to work with; #1 realtor compared to Germany and US agents I’ve dealt with. He was attentive and committed to the security and welfare of my family, a true professional with extraordinary balance of business and empathy that is rare in the realty realm. He made me and many others feel more like family, rather than just clients and a number toward business quotas. My husband and I were extremely blessed to encounter his service after substandard experiences with 2 other agencies prior to. His genuine care and hospitality eased our transition before and after, and reassured a much more pleasant and memorable stay in Korea. Thank you so much for your tireless effort and authentic experience, truly unforgettable! – Pyeongtaek Living Poll Response

A Note on Individual Agents vs. Offices
Many of the screenshots you provided highlight individual agents, not just companies. In Korea, this matters. Service quality often depends more on the specific agent than the brand name on the door.
If an office appears lower on this list but a specific agent comes highly recommended, that recommendation should still be taken seriously. – Pyeongtaek Living Poll Response
My realtor always goes above and beyond for us. He’s quick to respond and has even gotten us 4 brand new appliances for our home in the past 2 years. – Pyeongtaek Living Poll Response
Sometimes it is not about the company, but about the specific person. So also consider asking for recommendations for a specific agent at a realty office once you arrive.
